Cancellations made 14 days prior to the arrival date are eligible for a full refund. Cancellations made after this are subject to a 50% cancellation fee.

50% deposit/payment is required at the time of booking unless otherwise stated. We accept all major credit cards (American Express, Discover, Visa, Mastercard) as well as digital wallets (Apple Pay + Google Pay). Any outstanding balance must be settled upon check-in.

Our property is a smoke-free environment as we are pet-friendly and family-friendly. For your conveience we have a designated area on property for smokers. A cleaning fee applies for any violations.

Check-In & Check-Out

Check-in: Check-in time is from 3:00PM EST and 8:00PM EST.
Guests arriving outside of these hours must contact Guest Services in advance to make arrangements for check-in.
Check-out: Check-out time is by 11:00AM EST -
Guests will receive check-in instructions via email or text before arrival. Upon arrival you will check-in at the Front Office. We offer contactless check-in for convenience, arrangements must be made prior to check-in date by calling 631-728-1158.

Late check-out requests are subject to availability and management approval. Please note, unauthorized late check-outs may incur additional charges unless prior arrangements have been made with the management.

Absolutely! We can assist with booking wine tours, fishing charters, boat rentals, and more. We encourage you to contact us at least 5 business days prior to your check-in date as summer in the Hamptons is very busy. We have an inground, heated swimming pool for our guests to enjoy! Open daily from 9am-7pm from Memorial Day Weekend thru Labor Day. Our guest experience agents can assist you in recommendations for local spas or in-room spa services.
